When your concrete thresholds start deteriorating there are generally two outcomes you can predict with great authority – safety concerns and an unprofessional appearance. A self-storage business with locations in Ohio and Kentucky wasn’t interested in risking either of these.
That’s why they summoned Simon Surfaces. It was time for a smart, long-term and cost-effective solution.
The objectives communicated to Simon Surfaces were simple: make it look good and make it last a long time.
At the Columbus, Ohio facility, 160 linear feet of concrete thresholds for 20 storage units had to be removed and replaced. In Louisville, Ky., the need was greater with 31 storage units with 264 linear feet of deteriorated concrete to address.
Repairing concrete with a 2-3x stronger concrete alternative
Simon Surfaces’ recommended solution was its Simon CR product, a high-strength, epoxy-modified material that’s a high-performing, yet cost-effective alternative to standard concrete replacement.
In just six fundamental steps, Simon Surfaces transforms the deteriorated areas to look just like new. And perform even better than new:
- Remove damaged concrete in the repair areas
- Drill and place rebar reinforcement rods, if needed
- Place forms as needed around the perimeter of repair areas
- Apply epoxy primer to existing, still-viable concrete to provide adhesion
- Mix and place high-performance epoxy mortar
- Hand trowel to finish
Fast turnaround, minimal disruptions
At the two locations, a combined 424 linear feet of thresholds were rebuilt, upgrading their structural integrity, improving their slip resistance and extending their product life. They looked great, too. Plus, project turnaround was fast and disruptions were minimal.
“Using an epoxy mortar product is not only a superior material to concrete at two- to three-times its strength, but it allows a quicker process start-to-finish,” said Rich Serignese, VP, Simon Surfaces. “No heavy machinery is necessary and you can usually walk on it the next day.”
